Las Vegas-based Zappos.com has again made Fortune magazine’s list of the 100 best places to work in the United States.

The online shoe retailer ranked No. 31 on the Fortune list, down from its No. 11 ranking a year ago. Zappos has made the list the last five years, climbing as high as No. 6 in 2011.

In the magazine’s commentary on what makes the company a good place to work, it referenced Zappos’ Downtown Project.

“The online retailer is moving to a big new headquarters in downtown Las Vegas this fall — CEO Tony Hsieh is spending $350 million to develop the entire neighborhood so employees will have access to great places to live and socialize too,” Fortune said.

Fortune uses a weighted employee survey and a “culture audit” to come up with its rankings. More than 227,000 employees at hundreds of companies were polled about their attitudes about management’s credibility, job satisfaction and camaraderie.

The culture audit includes detailed questions about pay and benefits programs and a series of open-ended questions about hiring practices, methods of internal communication, training, recognition programs and diversity efforts.

The magazine said Zappos has 1,243 employees and had revenue of $2.2 billion in 2011. While the company cut 1,670 jobs in 2011, there was no voluntary turnover and more than 46,000 job applicants.

The most common salaried positions are buyers, who make $65,181 a year. Hourly team members make $30,133 a year.

Among the Zappos perks are an onsite fitness center, compressed work weeks and the ability to telecommute. The company has 61 percent female employees and a nondiscrimination policy. It offers domestic partner benefits for same-sex couples.

Las Vegas has had a company on Fortune’s best-places-to-work list every year since 2005. Station Casinos made the list from 2005 to 2008, making it as high as 18th in 2007.

The top five companies on this year’s list are Google Inc., analytics company SAS, Salt Lake City-based CHG Healthcare Services, The Boston Consulting Group, and Rochester, N.Y.-based Wegmans Food Market.
